As an investor with 4 rental properties, I am having a very difficult time finding a lender which will refinance one of the rentals with the new regulations. There are small, private banks that will lend, but they will only do a 20 year, baloon type loan, with much higher interest rates than the going residential rate.

While FANNIE MAE is limiting # of properties...

FREDDIE MAC has no requirement on how many properties borrowers own when they are doing their primary purchase/rate term or cash out, as long as it is their primary residence.

I have a 3 family investment home. I am desperately in need of refinancing as I cannot afford the mortgage payments on this home. I have an 80/20 mortgage. I have been unable to refinance for 3 years due to substantial pre-payment penalties. The penalty will expire 11-10-08. I owe approx. 230,000 and the house will most likely appraise at 169,000 or there abouts. Is there any help for me?
