Be careful with epagelisting.com | I-page nationwide financing

Please be careful! epagelisting.com is targeting, buyers, sellers and realtors.  They are selling leads for huge monthly fees!! Andy, the sales manager is spearheading this. They are sending emails from someone name Julie.

Their office numbers are, 818-444-7311, and 888-566-7455, 22815 Ventura Blvd., Suite 917, Woodland Hills, CA 91364.  Andy contacted me and pushed his leads very hard. He asked for a huge referral fee and a monthly fee for his leads.  I am a sales professional and have run into, fast-talking sales guys…he would be on my salesmen All-American Team!!! Please be careful!!!

    I echo all that TooLate says. This company is major rip-off. Their leads are bogus and they don’t honor their commitments. For example, I faxed a cancellation form to them, and they told me it was too late, even though it was on time. They simply said it took them a day to get a fax! Run like crazy.

    A similar rip-off happening under different names
    Do not even think about entering into a contract with a corrupt, dishonest and dreadful company that goes by many names, first as Nationwide Finances on their website: http://www.nationwidefinancing.net, or Nationwide Financing and Nationwide Financial, both of these names are on the contract I wish I had never signed with them.
    For starters I was tricked into believing they were part of Nationwide Financial Services Inc. The leads for Real Estate buyers were in its majority old, people that had already purchased their home months before, and some were even names of other real estate agents. They charged me for an extra month after I sent them the request to stop these charges, I was forced to leave countless messages trying to resolve the situation, they never returned any calls, and when I finally reached the customer service department, their manager (who did not want to identify herself) was rude and said they would not reverse the charges, her childish excuse being that I sent it to the wrong fax number, never mind that it was sent to the fax number shown on the original contract for those purposes. I have organized all my paperwork to prove my case and, unless I get this charges reversed, I intend to take them to court.

    Below are 4 organizations that can help when dealing with E-page listings. The first 2 and the last one are specific for the state of MD. The second 2 are for national organizations.

    The Maryland Real Estate Commission handles complaints concerning individuals and/or entities that provide real estate services without a license. The phone number for the Maryland Real Estate Commission is (410) 230-6230 and the web address is http://www.dllr.state.md.us/license/occprof/recomm.html.

    The Maryland Commissioner of Financial Regulations assists consumers who have complaints about questionable business practices being conducted by financial institutions registered within the state. The phone number for the Commissioner of Financial Regulations is (410) 230-6100 and the web address is http://www.dllr.state.md.us/finance/.

    Another resource is the Bureau of Consumer Protection, under the Federal Trade Commission, which assists consumers who believe that they have been subjected to deceptive or unfair business practices by a member of the financial services industry. The number for the Bureau of Consumer Protection is 1-877-FTC-HELP (1-877-382-4357).

    The Better Business Bureau handles complaints involving consumer-to-business and business-to-business transactions that involve the advertisement and/or sale of a product or service. The web address is http://www.bbb.org/. At the website, you can find the telephone number for your local Better Business Bureau depending on your location

    Also, the Consumer Protection Division of the Maryland Attorney General’s Office is a good source of information. The number is (410) 576-6556, (410) 528-8662 or 1 (888) 743-0023 toll-free. The web address is http://www.oag.state.md.us/Consumer/index.htm.

    I want to thank everyone for their postings. I think the best way to shut them down is to contact your local realtor association and notify them of this company, any names and numbers you have and also a link to this blog, so they can see how dreadful they really are.

    Everything is true about Julie Sugar, Don Ferguson, and Epage Homes, of Woodland Hills, CA. I was assured that these two people are licensed Realtors, and it’s a lie! I’ve checked on CA Dept. of RE, and they are not listed. I see they’re also morphing into “Ipage”. A total scam. Is there any way to get a class action lawsuit?

    They are going around in WA State faster than we can get the word out.

    Thank you for the heads up! I too would like to see action taken against these scams! Another is Real Estate Client Referrals out of Missoula Montana. Lots of promises and a guarantee! Leads are poorly screened and have usually been misled into the RECR system. They charge up front for the leads and want you to auto-renew after the set number of leads are received. DO NOT fall for their “to good to be true” promises and guarantees! realestateclientreferrals.com

    We just got a call from a guy to speak w/a loan officer here..
    Says he has some prequalified buyers in Virginia for him.

    DEFINITE sales call. He combed the website for a name and then called and asked for him. He also gave this # to call, 443-603-1039… said he was “James Faulk“. Called from 410-268-3310
    Don’t waste your time!!

    There’s another one out there called USHUD.. another telemarketing, waste your time and drain your wallet company.

    Ladies and Gents, this is truly an amazing scam. Andy certainly has some big ones. If the National Realtor’s Assn. won’t do anything about this guy, perhaps everyone should go to their local Assn., the state Real Estate Division, and their state Secretary of State’s Offices. I’m sure it’s the same in other states as it is here in Nevada…any company doing business on the Internet must file for a state business license. Enough complaints to these agencies and “Nation Wide Financing” or whomever they are, will be shut down.

    Thanks for posting this info. I’m in Florida and just received this email from Julie today. I would never pay for leads in advance anyway, but thought I’d google it to see what popped up and I think its great this info is here so others don’t get scamed by these people. Do some people just sit around and think of ways to steal from others. What a sad life!!!

    Also be careful with “U.S. HUD”. They want to match you up with home buyers in your area. They are another lead company looking for your wallet.

    I just recieved this email from Julie Sugar. I checked her email address, (a good indicator of a real or scam email), and it looked phoney.
    Checking the internet your WARNING popped right up…Thank you.
    “They” are always out there.

    Got the same scam email. Getting so many of these companies that feed off of realtors. They are hitting the Northern VA area since so many Californians are moving here.

    Susan, thanks for taking the time to post. I am glad you found us and stayed away from E-pagelisting.com. We need to keep getting the word out on them. E-pagelisting use every sleazy sales tactic they can, and I am glad people are doing a quick search on them, hopefully it is savings agents alot of stress and money.

    Today I received the same email listed above from Julie Sugar. Christopher returned my call and offered me 1-4 client leads per day in my area; a one time $485 set-up fee and then an ongoing 15%referral fee on each closing. When I asked to have my Broker review the contract prior to making a commitment he explained the interview process was too timely to go through without a decision right now.

    Hi there!!! I just received the same email yesterday from Julie. I told her to call me back this morn. I didn’t tell her I wanted time to check this out, only that I had a client and I could not speak with her at that time. She hasn’t called back, but I checked it out this morn. She probably figured that I was going to do that, and that’s why she hasn’t called. I wanted to thank you for the info. You are getting you message out there!! All people have to do is look!! It’s really easy to fall into these scams. Remember, If it sounds to good to be true, check it out, it probably is to good to be true. Better odds of winning te lottery!!!!

    Mike, thanks for the post and sending a copy of the email you received. E-page Listing does not want to wait for a referral fee, because that would never happen. They know they are selling old and bogus leads, so they just want the quick money upfront. I agree with you, if they were a legit company, they would wait for closing and a referral fee. Since they are not legit, this is their sleazy way of trying to make money!!!!

    Personally, I do not think any realtor from anywhere should be paying an upfront fee to these companies for leads. I did that about 5 years ago with a company out of New York that took me for about $5k…I did get two good buyers that bought but by the time the binding contract ended i was still upside down about $5k. DO NOT PAY ANY COMPANY UP FRONT…IF THEY ARE LEGIT< THEY WILL WAIT FOR THE CLIENT TO CLOSE AND TAKE A REFERRAL FEE! S. B.

    Jonathon, you are correct. My apologies, i thought you were writing about referring the financing. Yes, you can get a referral fee for real estate but it must be paid to another Realtor or real estate company. i guess someone at epagelisting has their real estate license? thanks…

    I will definitely share this with my colleagues at Prudential. We have over 1300 agents here and I don’t want them to get scammed.

    Average Joe. From what I was taught it is not illegal to pay referral fees. We referred clients to agents out of state and vice-versa all of the time. We have to fill out our forms and disclosed all of that. It will get a check from my broker and sent to the broker of the referring agent. As long as they are licensed and have a tax id, it is legal. There are referral companies that are licensed and qualified to do this.

    Jonathon, glad we could help, that is the point of this blog, to protect and educate hard working people from crooks like Julie and Andy. I would also like to add a new name to those 2, Drew Scott. If anyone receives email from any of the 3, please be careful!!!! I am still in the process of contacting state and federal agencies to see what can be done about the illegal and unethical practices they are commiting. it seems like the people who have been burned, get worthless leads from months ago. NO ONE should do business with EPAGELISITING.COM, NO ONE!!!! You can get a better return on your money if you lit it on fire!!!!!!

    Jonathon, i’m glad you saw this post… PLUS, it’s illegal to pay 15% of your commission to them… that’s considered a referral fee. It would only be legal if Epagelisting was your Employer. Being that your not employed there it’s only legal to pay a set amount for each lead or a set monthly fee.

    Thank you all very much for posting this comments. I too have received an email from Juile Sugar. I have just gotten off the phone with Andy and he is telling me that the way it works is that they will take a 15% cut in my commission and that each lead/application will cost me $16 a piece. I will need to commit to the first 30 applications, requiring me an upfront cost of $485 for the first 30 applications. I told him that it sounded interesting and if they are legit I would definitely work with them.

    However, I have asked for some time to think it over and run some background check of the company and how they do business first. And if I like it I will get back to them.
    I am usually careful with things and don’t want to be taken advantage of or get scammed. And boy! I am glad you guys are here. I will never do business with them, unless they offer me these leads for free and if I do make sales out of them, then I would have no problem paying them the 15% commission split.

    I entered into an agreement with E-page Listings they sounded very convincing Ms. Julie Sugar was my contact. They never send me one referral that works all of them were old, telephones disconnected, they stated had already bought a home months ago and that many other realtors were calling them with the same story. They are out there to commit fraud they engage in false advertisement. I’am trying to recover some of the money I paid them through my credit card. I filed a complaint with the California Attorney General, Dept. of Justice. and I’m also going through the Better Business Bureau.

    Every time an agent calls me wanting information I tell them my story I don’t know what else to do to bring them down!!

    Armando, I really dont know how these scumbags sleep at night!!! We need to get the word out to as many people as possible so they cannot rip any else off. There should be some type of regulatory agency that should be able to help out with the way this company does business. I have never heard or read anything from one single person that has anything good to say about these crooks!!!

    Yes, I signed with them and got burned. I got leads as old as 2 years and the person I called are pissed off for taking too long to call them. They said they’re interested on the referral fee after you close the deal. And one big red flag they never pushed me to sign the referral agreement. And for them to keep replacing the bad ones they want you to continue paying $450.00 so they can dig you a deeper hole. After complaining the customer service was getting nasty with me. How do these people sleep?#!

    Hello, I checked out the webiste, and agree with you 100%. I also submitted a posting. I saw that Andy, from E Page listing, posted a comment about his great company, which is absurd!! They are running a scam to make money because they do not want to go out and earn it like most people. Thank you for posting on our blog!
