You should contact a local DE Title Attorney to answer this accurately. If you know who will be used for the closing, use this closing attorney’s company to answer… they should be able to provide you a Prelimary HUD-1 closing statement with the break-down.

1% Montgomery County Transfer Tax
.5% State Transfer Tax
.69% State Recordation Tax, but first 30k is exempt if owner occupied
On a $300,000 sales price with the Buyer and Seller splitting these costs 50/50… the Buyer’s side looks like;
$1,500 Montgomery County Transfer Tax
$750 State Transfer Tax ($0 if first time home buyer in MD)
$862.50 State Recordation Tax

It will also depend on your compensating factors and how much down payment.. I would contact the Loan Officer who pulled your credit to ask these questions and give him ALL your specifics so he can accurately answer this question

Have you paid everything on time since then? I would have a Loan Officer re-pull your credit NOW and see if your scores have come up even further. From there the LO can tell you exactly what you qualify for OR a game plan for qualifying soon.

Hi there, not all Lenders work with this program.. or more importantly, have Loan Officers who are knowledgeable and experienced with HPAP. I would click on Brent Mendelson to the right, and ask him..
