ITIN | TAX ID LOAN
It is not always true if you don't have a green card, you can't get a mortgage.  We do have financing for those who have a Tax ID number available.  However, guidelines have tightened substantially and you will need at least 40% for downpayment to have any chance at financing.

This is a very unique product, and the rate is higher.  The IRS provides this "ITIN", or tax identification number to qualified immigrants who are ineligible for a social security number.  Many immigrants and hispanic borrowers prefer to pay with cash and therefore have little or no credit trade lines established.  Our program will require the borrower to have at least 2 open established credit lines. The more a borrower is able to put down, the better the terms of the loan and the easier it will be to qualify.

Below are some guidelines for Foreign Nationals to qualify for a home loan in the United States with Choice Finance® at 60% ltv:

  • In United States legally (work visa)  What is your Visa status?
  • Funds in a U.S. bank (no seasoning)
  • Primary residence, second home, vacation home, investment property
  • Purchase? refinance? cash-out refinance
  • Construction loan (requires full documentation)
  • All loan amounts considered. 
  • Work visa financing available- primary residence only
  • If your property is in Florida and is a condo, we may need 40% down payment

 

The following may require more down payment

  • You do NOT need a social security number, green card, U.S. work history or credit history
  • No documentation or credit report
